CODY CHARLENE

Albert girl, born and raised. Cody Charlene lived in Sylvan Lake prior to moving to Edmonton in 2003. Licensed in both Residential and Commercial (2017), Cody has been working alongside some of the Highest Producing Realtors at an established Re/Max, River City Brokerage just off Whyte Avenue. Prior to her career as a Realtor, she spent five years as a Project Administrator for a Builder and Land Developer where she built up an intermediate level of construction & development knowledge. When the 2016 market crash started to negatively impact the company, she decided it was time to get her license and be in business for herself. 


In the beginning, she held her license with a boutique brokerage and worked for a Show Home Builder in the popular community of Starling (Rohit Development). After a year, she realized working for one builder was not the best use of her time as it meant less product variety and lower inventory, which limited the customer base of whom she could sell to.  


Before moving onwards and upwards into a Top Re/Max Brokerage, Cody took some time to learn other facets of the industry and became a Professional Leasing Agent with a Property Management company based out of Calgary, Alberta. Although the work was all over the city and extremely high-paced, it gave her the skills needed to be able to offer this type of service, knowing it would only benefit clients who chose to work with her. 


When the time came for her to do Real Estate on a Full-Time basis, she interviewed some of Edmonton’s Top Real Estate Teams, finalizing her decision with the David St. Jean Real Estate Group. Stating that his team had the most ‘family minded’ business model with a group of contemporary agents all driven towards offering a better customer experience. With a Team that did about 80 Transactions a year, she stayed busy doing community events, networking, and open houses which gave her a well-rounded understanding of how a successful Realtor does business. She also came away with an in-depth understanding of the Real Estate process, contract and negotiation strategies, and the importance of keeping a professional image. 


Unlike most agents, Cody enjoys investing her personal time and energy into great marketing initiatives like the Kobe Bryant Jersey giveaway contest at her local gym - LA Fitness on Calgary Trail. In addition to the jersey, during the pre-Covid months, she hosted a table outfitted with instant giveaway boxes that fellow gym goers could partake in a fun 'Sold' game in order to win. 


In November of 2019, she started the Lunches for Men’s Health Movember Event where she would go to one work site each week to deliver hand-made, paper bag lunches as a Thank You and to show her support for the other side. **2020 Movember Event Sponsored by BYC Developments & WoodShed Burgers Chef - Paul Shufeldt. When asked about her reasons for starting these initiatives, she stated that if she had to get her name out there as a Realtor, that she wanted to do more than write her credentials on a piece of paper and go door-to-door. She wanted to do things that gave more value to people to show how hard she is willing to work to earn their business. 


One of her claims to ‘Realtor Fame’ is that she was the first Realtor in Edmonton to use a handheld microphone to market client listings and give virtual tours during and pre-COVID. The main reason she used a mic was to block out the background noise and to appease her childhood dream of being a TV anchorwoman and journalist. Even after the open house bans were lifted, Cody still enjoys doing open houses with her mic in hand, reporting value back to her viewers. 


Since becoming an independent agent, Cody has branded herself with the Pseudonym “Miss Charlene” and uses an umbrella logo to symbolize that “She’s Got You Covered”, because at this stage of her career there isn’t anything she can’t help you with. 


As for what the future holds, one thing is certain, she will be in the Real Estate business for the long haul and an Edmontonian for life.
